Round One: Solutions
- Bradford Allen conducted an extensive market survey of available product, eventually identifying 300 S. Wacker as a centrally located opportunity that aligned well with the firm’s operational and financial goals.
- PSW executed a five-year lease at the property and moved from the co-working model into their first traditional office lease in Chicago.
Round Two: Challenges
- One year after moving, BA performed a routine courtesy call and learned that while the client loved the new office, they were experiencing unanticipated growth. It was immediately clear they would need to capture additional space to accommodate the rapid expansion.
- Because 300 S. Wacker had proved to be such a great fit, the client wanted to remain in the building, limiting the move to current availabilities.
- With only a year of the current lease complete, terms would need to be restructured with the landlord.
Round Two: Solutions
- Bradford Allen immediately reached out to ownership to begin exploring possibilities at the property, again serving as a liaison and advocate through renewed negotiations.
- Additional concessions and revised lease terms were secured for more space on a different floor.

- Steps from Union Station and CTA transit lines, the office is in an equally ideal location for city living and suburban commutes.

NATHAN J. MEISNER
Nathan joined Bradford Allen in 2019, primarily focusing on helping companies find office space to fit their needs by assisting in all facets of the leasing process. His responsibilities include finding office requirements and negotiating new leases, renewals, and extensions. Nathan also maintains current market knowledge and relationships with owners, which helps him create the best options for his clients.
Prior to Bradford Allen, Nathan began his commercial real estate career with summer internships at Cushman & Wakefield and Zeller Realty Group. A graduate of Ohio University in real estate and financial management, Nathan became an office tenant rep broker at Monarch Realty, before joining Miller Chicago Real Estate.
A Cincinnati native, Nathan is the middle child of six siblings and a longtime fan of all Cincinnati sports – Bengals, Reds, and FC Cincinnati. He now lives in Wicker Park and spends his free time watching or playing sports, fishing, camping, hiking, and finding new spots to dine and drink in the city.
