PSW Group, a leading recycler and producer of magnesium and aluminum, turned to Bradford Allen on back-to-back leases after recognizing the need to rethink their office strategy when the company doubled in size. Bradford Allen’s Nathan Meisner assisted in moving the firm from the world of co-working to an office space all their own—and when they continued to grow, Nathan was ready to facilitate. An extension and expansion lease was signed, and PSW successfully secured better terms and more space on another floor of the building they occupied.

Round One: Challenges

  • When PSW Group set up its headquarters in Chicago, the initial core team of four started out in a co-working space in downtown Chicago. The shared environment meant necessary collaboration space was not always available when needed, and the setting was less than optimal.
  • The company was beginning to expand, and without a permanent space, it would be difficult to sustain that growth.
  • The time had also come to find a space that reflected the emerging brand and company culture—a place they would be proud to host clients and colleagues.
  • As this was the firm’s first traditional lease in Chicago, PSW Group required the services of an experienced broker to help navigate the complexities of lease negotiations.

Round One: Solutions

  • Bradford Allen conducted an extensive market survey of available product, eventually identifying 300 S. Wacker as a centrally located opportunity that aligned well with the firm’s operational and financial goals.
  • PSW executed a five-year lease at the property and moved from the co-working model into their first traditional office lease in Chicago.

Round Two: Challenges

  • One year after moving, BA performed a routine courtesy call and learned that while the client loved the new office, they were experiencing unanticipated growth. It was immediately clear they would need to capture additional space to accommodate the rapid expansion.
  • Because 300 S. Wacker had proved to be such a great fit, the client wanted to remain in the building, limiting the move to current availabilities.
  • With only a year of the current lease complete, terms would need to be restructured with the landlord.

Round Two: Solutions

  • Bradford Allen immediately reached out to ownership to begin exploring possibilities at the property, again serving as a liaison and advocate through renewed negotiations.
  • Additional concessions and revised lease terms were secured for more space on a different floor.
