Acquired in December 2023 from the developer in an off-market dual asset sale, these properties are the closest Marriott/ Hilton-branded hotels to the Hamptons. Located on the same parcel at the terminus point of the Long Island Expressway, these properties defy the industry’s traditional definition of a dualbrand hotel. Typically, dual-brands leverage operational and management efficiencies from the same franchisor, but these hotels operate as a unified facility with the benefits of the industry’s two most prominent distribution platforms.

The first hotel on this site, the 114-key Hilton Garden Inn, was built in 2008 and underwent a transformative $5.5 million renovation in 2025 to improve every guest-facing aspect of the property. The room product offers guests a comfortable and convenient stay, with amenities catering to both business and leisure travelers. The second property, a 131-suite Residence Inn, was built in 2018 and features expanded banquet and spa facilities above brand standards. This hotel is complementary to the adjacent Hilton Garden Inn, as it features extended-stay, suite-style accommodations. Both hotels outperformed their respective competitive sets in Q1 2026.
